Dentons advises on planning permission for world's tallest modular scheme

Dentons has advised Tide Construction in securing planning permission for its 550-apartment private rented sector (PRS) development at 101 George Street, Croydon in south London.

The £150 million scheme will include two of the world's tallest towers built using modular construction methods over 44 and 38 storeys. It is one of the first major PRS schemes to receive permission following the adoption of the Mayor of London's supplementary planning guidance on viability last summer.

Dentons' Planning and Public Law team advised on all planning aspects of the proposal, including negotiations on the viability review mechanisms and affordable housing structure for the scheme.

The £150 million is backed by Greystar and Henderson Park.

Roy Pinnock, partner in Dentons' Planning and Public Law team, said, "Negotiating these agreements is challenging given the competing priorities coupled with the very recent changes to the Mayor's approach, and it is crucial to ensure there is a workable model for the lifetime of this development.
