Ashurst has advised St William Homes, the joint venture between Berkeley Group and National Grid, on its proposals to redevelop  the former Clarendon Gasworks gas works, for which Haringey Council recently resolved to grant planning permission..

The high density scheme will transform the site into a vibrant, mixed neighbourhood include 1,700 homes, retail and office space central to the wider regeneration of Wood Green (identified as a growth area in Haringey's Local Plan). 

A CIL-free planning permission securing the principle of development was originally granted in 2012, but St William's revised masterplan seeks to optimise the development potential of the site.  The revised proposals mean that a wider mix of homes will be available to rent and buy – a total of 1,714 compared to 1,056 in previous plans. The new plans include twice as many affordable homes than before and a contribution towards CIL..

Ashurst has been providing comprehensive planning and property advice to St William since negotiations to acquire the site began in 2015.  Following the resolution to grant, negotiations are now underway in respect of the section 106 agreement to secure a comprehensive package of planning gain, including affordable housing and viability review.
