Dentons advises BEOS AG on the acquisition of the logistics property Dock 100

Dentons’ Berlin office has advised the Berlin-based BEOS AG on the acquisition of Dock 100 for a group of investors. Dock 100 is a project development located at Borsighafen in Berlin-Tegel. It has a total area of 80,300 square meters and a rentable area of approximately 91,450 square meters. The historic property is used as a technology, commercial, manufacturing and logistics park and is partly protected as a listed historic monument. Amongst others, Dock 100 is home to the manufacturing facilities of PCS Power Converter Solutions, a company in the area of energy conversion.

The transaction was carried out by way of a purchase of the hereditary building right. The Real Estate practice team in Dentons’ Berlin office, led by partner Volker Mergener, advised BEOS regarding the purchase agreement within an asset-deal-structure as well as regarding the negotiations of the con-clusion of a new contract including hereditary building rights with the Liegenschaftsfonds of the federal state of Berlin as property owner. Additionally, the transaction related to questions of public construction law and the law on the protection of monuments.

Basis for this cooperation is a long-standing client relationship between BEOS and the team around partner Volker Mergener. The affiliation has been in existence for many years, already before he joined Dentons, but was developed further thanks to the new Dentons structure. Over the past years, Volker advised BEOS on various acquisitions matters - most recently on the purchase of a logistic property let on long-term contracts in the area of Hannover, Germany, from Deutsche Post.
