London—Dentons has advised Huntingdonshire District Council on the planning agreement and planning conditions for a sustainable urban extension at St Neots, a town situated 15 miles west of Cambridge.
The proposals, which received planning permission on 5 November 2018, comprise residential development of up to 2,800 homes; up to 63,500 square metres of employment development; a district centre including shops, community and health services; two primary schools; open space play areas and other recreational facilities; and landscaping and various infrastructure works.
Dentons has, and continues to work with Huntingdonshire District Council on various urban extension projects within the District. An element of the agreement for this scheme included the negotiation and drafting of a viability review mechanism which is to be undertaken at various stages of the development in order to increase the level of affordable housing on the site as scheme viability allows.
Michele Vas, counsel in Dentons' UK Real Estate team who led on the planning advice, said, "We are pleased to have supported Huntingdonshire District Council on the planning approval for this huge and diverse scheme which will provide much needed new housing in Huntingdonshire and contribute to the growth of the local economy over the coming years."
Cllr Ryan Fuller, Executive Councillor for Housing, Planning and Economic Development at Huntingdonshire District Council, said, "We are grateful to Dentons for their support in securing permission for this scheme which we anticipate will bring a variety of new homes and jobs to create a dynamic and inclusive community for all to enjoy."
