Dentons advised a consortium of three German banks - Helaba, Deutsche Pfandbriefbank and Berlin Hyp - on the refinancing of the Warsaw Spire office complex. The value of the loan facility was €370 million.
The prestigious office complex, situated at Europejski Square in Warsaw, consists of the 180 m tall Warsaw Spire high-rise tower and two other buildings, comprising jointly 115,000 sqm of office space.
A cross-practice team from Dentons' Warsaw office advised the consortium on all aspects of the transaction. The Banking and Finance team was led by partner Mateusz Toczyski and included counsel Krzysztof Kazmierczyk, associates Mateusz Krajewski and Jakub Walawski. The team was responsible for drafting and negotiating the finance documentation, and for coordinating the project. The Real Estate team, led by partner Tomasz Stasiak, included counsel Anna Garbula-Wegrzynowska and senior associate Magdalena Szwarc-Brozyna. This team was responsible for the real estate and corporate due diligence review and advised the banks on real estate matters. The Tax team, consisting of partner Cezary Przygodzki and counsel Tomasz Krasowski, was responsible for advising on tax related matters.
